We have a very tight budget, so I do not expect to get everything we are looking for...
2+ Acres of AG/RU/Conservation Land
We want to "homestead" for lack of a better term: Grow some food, have some chickens, and maybe some goats.
We want to be able to do land designations/easements (if land is not already designated for conservation) that allow us to do (forestry) conservation work and block future development of the land.
We want to be a reasonable distance from the Tannersville area (friends there).
We need to be able to do long and/or short-term rentals to help us grow our "homestead."
We need to be within a reasonable distance of quality healthcare (and hospital) as I live with handfuls of chronic illnesses.
We need to be within a reasonable distance of job opportunities for my son.
We need and want to be in a "bluer" area as we are LGBTQ+, I am an immigrant (though legal), my son is now considered birthright under Trump (even though his dad is 100% American), and be around a community with a common mindset as ourselves.
The higher the price, the more utilities need to already be available on site, especially septic systems. -> We would prefer a permitted and working septic already be in place on any parcel.
I have lived in the Colorado Mountains for the last 27 years, and my 21 yr old is born & raised: We are not city people lol which is another reason we want the acreage- space between us and neighbors.
If there is a dwelling on the property that does not need major work - like needing to gut the place - we are interested, and it does not matter the type of building.
We are capable of doing "TLC" work, but can not afford any costly work.
Bath and kitchen need to be usable as is and not require more than TLC work.
No water damage or rot in the roof, ceilings, walls, floors, framing, etc. that will require costly fixes.
No foundation issues.
Prefer a newer roof, metal is even better.
Tear down is doable as we can reuse materials, but not preferable.
Owner Financing is ideal for us.
We have downpayment money.
We can not look at anything over $60k if an owner does not offer financing.
